This position is responsible for inspecting commercial and residential buildings in the town to ensure compliance with applicable codes. As assigned this position will inspect plumbing or other trades as licensed.

 Essential Duties and Responsibilities:
  • Performs on-site building inspections of mechanical work to ensure compliance with codes.

    Inspects heating/air conditioning and refrigeration systems, including duct work, gas and water hook-ups, and heating/air conditioning-related electrical connections.

    Inspects bathroom exhaust systems.

    Inspects condensation lines and door sealants for walk-in coolers.

    Processes permit applications.

    Notifies contractors, engineers, architects, subcontractors, and property owners of code violations, issues correction orders, and discusses remedies for deficiencies.

    Checks to ensure that contractors are state-licensed and that proper permits have been issued; issues citations for non-permitted work.

    Reviews plans for construction, modification, and renovation of buildings; advises contractors/owners of changes required for code compliance, proper work technique, and safety.

    Answers telephone inquires from builders and contractors.

    Completes all paper work associated with the inspection process, including a daily report of status of inspections.

    Conducts minimum housing inspections as needed.

    Investigates complaints of abandoned or dilapidated vehicles; posts notices and prepares related reports.

    Performs other related duties as assigned.

    KNOWLEDGE, SKILLS AND ABILITIES:

    Knowledge of:
     
  • relevant state codes and town ordinances
  • heating, air conditioning, and refrigeration installation procedures
  • specifications and installation of automatic sprinkler systems

    Skill in:
  •  reviewing plans and technical specifications
  • operating gauge reading equipment and other testing and measurement instruments
  • operating a computer and calculator
  • driving an automobile
  • oral and written communication

 Minimum Qualifications:
Two years of responsible experience in performing mehanical and electrial code inspections, in addition to basic skills typically associated with a high school education.

Excellent verbal and written communication skills.

Possession of or ability to readily obtain a valid driver's license issued by the State of North Carolina for the type of vehicle or equipment operated.

Possession of or ability to readily obtain Mechanical III and Electrical I Standard Certificates from the North Carolina Code Officials Qualification Board.  Plumbing I certification is also required within two years of employment.
